As the season becomes warmer, you need to start thinking about your property’s seasonal upkeep, beginning with HVAC maintenance. Change the air filters. Air filters trap dust, dirt and other pollutants, and usually get filled to capacity within three months, or even as quick as once a month during seasons of heavy HVAC usage. Regularly inspecting the HVAC air filters will give you a better idea of how fast they fill up and how often you need to replace them. Air filters are user-replaceable, which means you don’t need to schedule an appointment for your HVAC technician to replace the air filters.

Clean around the outdoor units. The enclosures that contain the HVAC condensers are located outdoors. Dust, debris and litter can block the vents and reduce airflow, which will affect HVAC system efficiency. Make sure to have your team clean the areas around the outdoor units, taking care not to damage the thin aluminum fins that surround the enclosure. If the units appear to be dirty, have them cleaned by a professional air conditioning and heating service contractor.

Inspect the outdoor units for leaks. Your HVAC system needs refrigerant to generate cool air. Therefore, you have to make sure that the refrigerant lines aren’t leaking. The loss of refrigerant can result in reduced efficiency, lower cooling output and higher energy consumption. Keep an eye out for signs of leakage around the outdoor units. Refrigerant is oily to the touch and has been described as smelling like freshly-cut grass, which should make it easy to distinguish from water coming from the condensate pan.

Contact your HVAC technician as soon as possible, because the longer you keep the HVAC system running with low refrigerant levels, the more strain is put on it. After fixing the leak, an HVAC technician will recharge the refrigerant to the correct levels.
